Rental Property Update: September 2017

My first positive month for my owner occupied rental property! Unfortunately, this will be the last positive month for this house until next September too, I’ll explain later.

As of September, it now costs me an average of $187.86 to own/live in this rental property. I paid my typical $60.78 additional on the principal. I still would like to pay more towards the principal but I’m still hesitant to make any changes to any of my finances until we do finally close on the next three properties.

That’s right, we STILL haven’t closed. It seems like it has been an “any day now” type of thing for the last month. I would be absolutely shocked if we didn’t close in October.

In September, this house actually made me money! $408.60 to be exact. I received a check for $740.59 for my STAR rebate. It’s a school tax rebate program offered in NY. That would have made this an incredible month for this property but, there’s always a but.

If you notice the $463.32 in my “Misc. Expenses” column you’ll see why this wasn’t exactly an incredible month for this property, though it was better than most months. Typically, I’ve spent very little in repairs on this property, even with the $463.32 this month my average for the year is only $10.03 per month. Long story short my refrigerator broke and rather than try to have it fixed I bit the bullet and bought a new one. I tried everything to fix it myself, trust me! That’s where the “Misc. Expenses” came from this month. I was kind of upset about it at first but it is what it is. Hopefully this one will last for 10+ years. I’m trying to sell my garage refrigerator and the old (half) broken one currently which should offset the cost of the new one.

For those of you who want to invest in real estate but can’t afford a down payment or don’t want to worry about fixing things when they break RealtyShares may be a good option for you. It is an online investing platform that allows you to invest in commercial and residential properties with a much smaller investment than would be required to purchase real estate out right.

I was glad to see the utility bill drop dramatically this month. For those of you who have been following along you know I’ve been getting fed up with that. Here’s to hoping that next month will go smoothly! Here are all my monthly rental property updates to date if you would like to catch up!



Dividend Portfolio Update: September 2017

Another month in the books! The elusive $200 month has managed to narrowly escape me once again. Not that I’m complaining because this was a great month for me! I’d love to see $200+ this December though!

These are all the companies that paid me dividends in September amounting to $186.27.

I received $63.63 from dividends in my Roth IRA this month. This brings my yearly total to $214.37 and puts my monthly average for the year at $17.86. Only one more big month for my Roth this year!

My dividends year over year in September increased from $144.73 to $186.27. This was a 28.70% increase year over year. Not a crazy year over year increase but I’ll take it! For 2017, my average monthly year over year increase is now at 101.66%, pretty awesome! I would love to continue to see growth like this finishing out 2017.


I received a total of $920.90 from dividends in 2016. I’m currently at $1,150.19  this year which is 124.90% of 2016’s total. I’m already about 25% up on 2016’s total and I still have 3 months to bring that number even higher! I might even manage to hit 175% of 2016’s total this year, that would be amazing!

My total annual dividends increased this month from $1,368.91 to $1,411.69, while my average monthly dividends increased from $114.07 to $117.64. This was a 3.13% increase month to month! For 2017, my average month to month increase is now at 1.29%, my portfolio overhaul had a large impact on this number, it would be around 2.39% excluding April, so I expect to be closer to that number next year.


September 8: Purchased 4 shares of UPS at $115.15 for a total of $460.59.

September 22: Purchased 9 shares of O at $57.51 for a total of $517.59.



No sells this month.

Dividend Increases: 2 Increases

Verizon increased their quarterly dividend payout from $0.577 to $0.59. This was a 2.25% increase and will earn me an extra $2.76 annually or $0.23 monthly.

Microsoft increased their quarterly dividend payout from $0.39 to $0.42. This was a 7.69% increase and will earn me an extra $3.84 annually or $0.32 monthly.

Together these two increases will earn me an extra $6.60 annually or $0.55 monthly with no additional money invested.

This chart shows my average monthly increases from organic dividend growth ( growth from companies increasing their dividend rather than growth from additional capital invested ). My average monthly organic increase for the year is now at $0.49 up from $0.48 last month. A goal of mine is to get my portfolio to the point to where my organic growth matches my growth from additional capital invested and then eventually surpasses it. For 2017, my average monthly growth from additional capital invested is at $1.30. This number is much, much lower than it should regularly be. My portfolio overhaul affected this number as well. Excluding April this number would be about $2.50, so that is my goal for organic growth as of now.

Rental Property: $650

I received $650 for rent in August.

We’re still waiting to close on the three rental properties we’re in contract for. It should happen by the end of October.

I’m still behind 11 contributions to my dividend portfolio totaling $4,840 from when I was injured at the start of this year. I also haven’t contributed anything to my Roth IRA for the year yet, so that’s another $5,500 that I need to make appear out of thin air! Once we finally close on the three rental properties I’ll start to tackle these numbers. I’m starting to think I can make it happen, fingers crossed!

Net Worth Update: September 2017 +$5,526

Another great month for my net worth as well as my year to year growth. I’m happy to see positive growth every month this year (for the months that I’ve tracked). I’m sure the months that I didn’t track this year have been positive as well.

For those wondering, I use  Personal Capital to help track my net worth and I highly recommend giving it a shot (it’s completely free). You can link all your accounts and it does all the work for you. It also gives you access to a bunch of really cool tools, like the investment checkup tool.


My home value stayed the same at $100,000.

My truck value actually increased from $7,295 to $7,463. +168

My net worth heading into July is $127,125 up from $121,599 last month! This was a $5,526 increase or a 4.54% increase.

My year over year net worth increased by 102.81%! That is, $62,682 last September to $127,12 this September. I can only hope to see this kind of growth by this time next year.

I recently found all my old net worth data dating back to January 2016. As you can see by the chart, I was spotty in recording it. I’ve found that tracking my net worth motivates me even further to increase it. So, I will continue to do so and track the results. Again, I encourage everyone to track their net worth and Personal Capital is a great tool to help you do so.

I think it’s important to track my age and where I fall percentage wise in my age group as well. I just turned 24 years old and my net worth puts me in the 96th percentile. Also, here’s the link that I use to calculate that.
